The Coleman Company, Inc. has renewed its 1.1 million-square foot lease in Gardner’s Midwest Commerce Center just north of Interstate 35 and 175th Street. Newmark Grubb Zimmer negotiated the lease on behalf of the property owner, Gramercy Property Trust Inc., and CBRE’s David Hinchman represented Coleman in the transaction.
“The facility represents one of the largest industrial distribution buildings in the Midwest and the retention of the tenant is another indication of Kansas City’s strategic industrial location,” said NGZ Managing Director John F. Hassler who negotiated the renewal along with Executive Managing Director and Principal Mark C. Long.
A decade ago, Coleman was one of the first large industrial users to stake a claim in Southwest Johnson County. It was a deal that in many ways put Gardner and Edgerton on the map for large warehouse and distribution users.
“The Coleman lease was kind of a tipping point for Southwest Johnson County as a warehouse and distribution hub,” said Greg Martinette, president of the Southwest Johnson County EDC. “The company was attracted to Gardner’s location along I-35 as well as Johnson County’s access to a strong labor pool, and this lease renewal reinforces Coleman’s confidence in the local workforce.”
The Class-A industrial distribution center is situated on 25 acres with room for 20 football fields and features a single-story tilt-up structure, 32-foot clear height ceilings, 100 dock doors and parking for 300 trailers.
